GL Homes, one of Florida’s leading homebuilders, is planning a signature new home community in Kendall, located one mile west of Florida’s Turnpike, off Kendal Drive,
just west of 127th Avenue.

Long before the first home is started, we approach the planning process with a focus on balancing a beautiful community design and responsible development. The community spans 168 acres and includes 540 elegant single-family residences.

Every GL Homes community features a spectacular multi-million-dollar entrance, and this new community in Kendall is no exception. Abundant landscaping, natural hardscape materials, and a stately guardhouse will greet residents and guests, setting the tone for an elevated standard of living that awaits within. The clubhouse and outdoor recreation facilities will be the focal point of the community. Situated on 5 acres, the clubhouse will offer residents a spacious fitness center, exercise studio, grand social hall, private meeting rooms, children’s indoor play space, and much more. POSITIVE CHANGE FOR LOCAL RESIDENTS

Every community affects its neighbors, and we believe in making that impact positive. Through extensive outreach, local residents shared their biggest concerns, and we listened. Instead of simply mitigating impacts, we focused on meaningful improvements.

One major issue identified was morning cut-through traffic from SW 104th Street to SW 127th Avenue. Our zoning application addresses this with traffic restrictions between 7 AM and 9 AM, enforced by police at least three days a week, funded by GL Homes and its new community.

To tackle the root causes of congestion, we’re introducing extended turn lanes on SW 104th Avenue, a turbo lane at SW 104th Avenue and SW 132nd Avenue, and a new traffic light at SW 96th Street and SW 127th Avenue. The net result is less projected traffic congestion within Calusa after our community has been built than before.

SMART PLANNING

Smart planning contributes to GL Homes’ success as a community partner. A careful attention to detail and an innovative approach to overcoming challenges, results in a community design that is not just good for our future residents, but also good for the surrounding area. While transforming the Calusa vacant land into a dynamic neighborhood, we will incorporate the following strategies with our neighbors in mind:

Limiting the number & types of homes we build

According to county guidelines, the property has the potential for up to 1,008 multi-family homes. As part of our two-year conversation with surrounding homeowners, and to create a cohesive neighborhood that blends with the surrounding area, we have limited our plans to only 540 single-family homes.

Designing a site plan with Ample Buffers, lakes & trees

Over 65% of the new community will be comprised of buffers, lakes, and lawns. Features include a 3.5-mile-long, 75-foot-wide buffer with an intensely landscaped berm between the new community and existing homes. The lake acreage on the property will nearly double, and the tree cover will increase from under 1,000 to over 5,000 trees.

Adding on-site neighborhood recreation

The new community’s homeowners will enjoy a 5-acre recreation area and clubhouse that support an active lifestyle and social activities with top-tier amenities. Not only does on-site recreation create a sense of community, but it also eases the burden on public parks.

ENHANCING BIKE PATHS IN
THE AREA

While providing onsite recreation for our own community, we are dedicating our recreational improvements outside of the community to add to the bicycle path envisioned in the Miami-Dade 2040 Bicycle/Pedestrian Plan to create interconnected bicycle and pedestrian friendly communities throughout the County.

Currently, the rookery is fragile and exposed to predators. We are working in conjunction with the Florida Fish and Wildlife Conservation Commission (FWC) and the Department of Environmental Resource Management to create an “important habitat” where birds can thrive.

In March of 2023, a permit was issued for enhancements to the rookery, including:

  • Redesigning the existing lake surrounding the rookery to help deter unwanted predators.
  • Installing aeration bubblers in the lake to increase food supply and improve foraging for the birds nesting there.
  • Introducing and maintaining grass in the lake to enhance water quality.
  • Designing and installing lake littoral planting shelves improves feeding conditions.
  • Stocking the lake with fish to create an abundant foraging environment.

Although the homes that will be built in the new neighborhood are farther from the rookery than the existing homes, and birds are adapted to human presence, GL Homes is committed to ensuring a peaceful habitat for our bird neighbors. Once we begin building, our plan to maintain a tranquil environment includes:

  • No construction within 100 feet of bird nests.
  • Abiding by FWC’s guidelines for heavy construction within 330 feet of nesting during nesting season.
  • Observing noise restrictions during the nesting season.
  • Prohibiting fishing, docks, and lake use by residents during nesting season.
  • Utilizing best practices to limit turbidity run-off.
  • Implementing special lighting restrictions near the site.

These combined efforts ensure that the rookery island’s habitat is preserved and enhanced.

GL Homes has also provided bonneted bat preservation. While no bonneted bats roost on the property, they do fly over the property and eat insects. GL Homes is using Best Management Practices (BMPs) recommended by the U.S. Fish and Wildlife Service for the Florida Bonneted Bat (FBB) to support the bat’s foraging and social activities.
